If your room or property is not being properly maintained, you can request a temporary rent reduction. You do need to first provide your landlord with the opportunity to rectify the repairs on his/her own accord. If he or she does not comply, the Huurteam can have your rent lowered. This doesn’t help with the overdue maintenance but does act as motivation for the landlord to address your concerns. The maintenance arrears can concern matters such as leakage, mould, poor ventilation, faulty window frames or a broken doorbell.
You are not permitted to decrease the rent on your own authority; this can only occur following a ruling from the Huurcommissie (Rent Tribunal). Huurteam Utrecht will arrange this on your behalf. You have the right to live in a safe and comfortable home; the landlord is legally required to conduct proper maintenance of the living space. If this does not happen, your rent can be decreased!
