THE HUURTEAM UTRECHT APPROACH

Are you renting a property or room in Utrecht and struggling with the building, rental price or landlord? The Huurteam is here for you. Huurteam Utrecht provides advice and solutions so that you can enjoy your home. Did you know that tenants of private properties pay an average of €150 more per month than the market standard? If you have been overcharged for rent or service costs or if you are inconvenienced by lack of maintenance, then Huurteam Utrecht will ensure that this is corrected.

Huurteam Utrecht will pay you a visit to measure your living space. The size and facilities of the personal space will be evaluated as well as the presence and, if present, size of common areas and facilities and any potential shortcomings. The Huurteam will also identify any overdue maintenance and inadequacies and evaluate the rental agreement. If you are living in student housing, the Huurteam can also include the other rooms in the evaluation. Each tenant will receive individual advice.

Huurteam Utrecht services are provided free of charge. Within Utrecht, there are no related costs to our services. Huurteam Utrecht is commissioned by the municipality of Utrecht. The municipality wants tenants in Utrecht to be able to live in a good, affordable and safe way. That is why they have instructed Huurteam Utrecht to assist tenants on the private rental market if there are (possible) abuses with regard to the rent price, service costs, overdue maintenance, and / or contractual provisions.

Advice

The information is processed directly after the evaluation and you will receive advice based on our findings. You will receive written confirmation of the possible legal options which are applicable to your situation. You can decide, based on the advice provided, whether you would like to proceed with (legal) actions.

Authorisation

If you authorise the Huurteam to begin the advised procedures with the Huurcommissie, the Huurteam will initiate the procedures and pay the related dues. The Huurteam will keep you updated on the progress of the procedures. Be sure to regularly check your post for the Huurteam letters, as these may include important updates regarding the status of your procedures.

Informing the landlord

With the exception of the initial evaluation, the landlord will be informed of the Huurteam findings. The landlord will receive a proposal or request. Depending on the nature of the procedure, the landlord will be given 3 weeks to 2 months to respond to the proposal or request (to comply). If the landlord does not respond within this period, a request will be submitted to the Huurcommissie.
